We’re here to make your tenancy straightforward and stress free. Below are key features and services we offer to support tenants at every stage.

Fast Applications

Applications can be completed online or submitted in hardcopy, depending on what works best for you. All applications are processed within 24 hours to ensure a quick and efficient experience.

Paying Rent

Rent is paid via bank transfer using your reference code. Water bills are sent quarterly and can be paid the same way, no guesswork required.

Rent Arrears

If you’re behind on rent, we’ll send a friendly reminder first. If it continues, we’ll follow the steps outlined in the Residential Tenancies Act.

Repairs & Maintenance

Email us with any repair needs as soon as they arise. For urgent issues, check your lease for our emergency plumber and electrician contacts.

Routine Inspections

We inspect each property every 3 months and notify you beforehand. It’s a great time to let us know about any repairs or requests.

Condition Reports

At the start of your lease, you’ll get a detailed condition report. You can note any changes, and we’ll use it again at the end of your tenancy.

Utility Connections

It’s your responsibility to connect electricity, internet, and gas. Be sure to finalise everything when you vacate to avoid disconnection issues.

Occupancy Rules

Only approved tenants can reside at the property. Let us know if someone needs to be added to the lease so we can update records properly.

Pet Policy

Pets must be approved in writing. For unit complexes, pets usually aren’t permitted under strata rules. Breach notices apply for unauthorised pets.

Contents Insurance

Your personal belongings aren’t covered by the owner’s insurance. We strongly recommend taking out your own contents insurance for peace of mind.

If the Property Is Sold

We’ll notify you if the property is listed for sale. Fixed leases stay in place; periodic leases require 30 days’ notice if the owner requests you to vacate.

Vacating the Property

You’ll need to give notice in writing, 21 days if continuing, or 14 before a lease ends. We’ll guide you through the vacate process step by step.
